In collaboration with our Joint Venture partner, CPM Housing Group, this 1.5 acre abandoned lot in West Philadelphia was developed into a five-story Class A commercial office & retail building with an 80-space underground parking garage. Site amenities include a public promenade on Market Street inspired by notable US and European cities and intends to host
community gatherings for festivals and various local events. An interior courtyard was planned
for the use of the building occupants and visitors as well as a rooftop terrace and lounge for
private events.

MBC also completed a 15,000 sq. ft. early childhood education center for Wonderspring on the 1st floor as well as Mercy Senior Center - a 6,700 sq. ft. medical office space.

Both phases will benefit from several sustainable features throughout the complex. 90% of the
construction and demolition waste is recycled and all buildings are expected to use 20%-40% less energy and water than a standard building. The Core & Shell portion achieved LEED Gold.
